Real Estate Development

We develop properties for long-term ownership, guiding each project from site selection through construction and leasing with a focus on quality and lasting value.

Most of what we build, we keep. That single fact shapes every decision along the way: how a site is graded, which tenant takes the corner, whether to spend more on a roof that outlasts the first lease term. A merchant developer optimizes for the sale. We optimize for year fifteen, because we are the ones still holding it.

The whole sequence runs in house — finding the site, tying it up, working it through zoning and entitlement, structuring the debt and equity, managing design, building it and leasing it. One team and one point of contact, with no seams where a project can get dropped between firms.

Some of that work is build-to-suit for national and regional tenants who need a specific footprint in a specific trade area. The rest is development we take on where we believe we have read demand ahead of the market.

How a project runs

  1. 01

    Site and market

Trade-area work first. Who is already there, what is under-served, and whether the traffic counts support the rent the building needs to earn.

  2. 02

    Control and entitlement

Tie up the land, then work it through zoning, variances and municipal approvals. This is usually the longest and least predictable stage, and where most deals die.

  3. 03

    Capital

Debt placement and the equity stack, including any public incentives the jurisdiction offers. We invest alongside our partners rather than syndicating and stepping back.

  4. 04

    Delivery

Design management, value engineering and construction, with our own team acting as general contractor. Schedule and budget answer to the same people who signed the lease.

  5. 05

    Lease-up and hold

Tenanting, stabilization, and then the long part: owning and operating the asset for the decades that follow.
