Property Management
We keep properties operating efficiently through responsive service, proactive maintenance, and careful financial oversight, supporting strong tenant relationships and lasting property value.
We manage buildings we own, which means our own money is exposed to every deferred repair and every tenant who decides not to renew. That produces a different standard than a fee manager working to somebody else's budget.
Day to day this is unglamorous work: vendors, preventive maintenance, snow and landscaping, CAM reconciliation, collections, renewals. Owners get reporting that actually reconciles. Tenants get a call back the same day.
We also manage third-party assets for owners who want a local operator with a construction arm attached — which matters when a building needs more than a light bulb changed.
What ownership gets
-
01
Monthly reporting
Operating statements, variance against budget, and a rent roll that ties. No surprises at year end.
-
02
Annual budget and CAM
A budget built from the building rather than last year plus three percent, and reconciliations tenants can follow line by line.
-
03
Capital planning
Roofs, lots and mechanical systems planned years ahead, so replacement is a scheduled decision instead of an emergency.
-
04
Response
A local team and local vendors. Tenant issues get answered the same day, and after hours there is someone to call.
