General Contracting
Our in-house construction team manages projects from planning through occupancy, with a focus on quality, cost control, and timely delivery.
On our own work the contractor and the owner are the same firm. There is no contractor to blame and no owner to argue with, which removes the most common reason a project stalls: two parties each waiting for the other to move.
We handle preconstruction, procurement and site supervision across the product types we develop — retail, medical office, hospitality, multifamily and mixed use. We know what these buildings cost because we have paid for them ourselves.
Third-party work runs the same way. Budgeting and constructability review early, bids leveled properly so the numbers compare, and a superintendent on site who has built the type before.
How we build
-
01
Preconstruction
Budgeting and constructability review while the drawings can still change cheaply. The expensive problems are the ones found after the slab is poured.
-
02
Bid and award
Subcontractors procured and bids leveled so the numbers actually compare — scope gaps found now rather than as change orders later.
-
03
Build
Our own supervision on site, with the schedule and budget reported against the same baseline every week.
-
04
Close-out
Punch, certificate of occupancy, warranties and as-builts handed over in order. On our own buildings we are the ones who live with the gaps, so we close them.
